Exterior paint and salt air, and what Hampton Roads homes are up against

Salt does not blow off in the rain. It builds as a film, holds moisture against the wall, and bonds your new coat to itself instead of your house.

Every homeowner near the water has heard that salt air is hard on paint. Almost nobody has been told what it actually does, which is a shame, because once you know the mechanism the whole thing becomes obvious and mostly solvable.

It is not corrosion. Paint is not steel. What salt does is much simpler and much more annoying.

Salt is a film, not weather

Wind coming off the Atlantic or the Chesapeake Bay carries seawater as aerosol. It lands on everything: siding, trim, glass, the underside of your soffits, your car. The water evaporates. The salt does not.

So it accumulates. Day after day, a fine crystalline layer builds on every exterior surface, and it does not rinse away in rain the way dirt does. Rain wets it, some of it redistributes, and it dries back down as a film.

Two things follow from that, and they are both bad for a coat of paint.

Salt is hygroscopic. It pulls moisture out of the air and holds it. A salted surface stays damp longer after rain and longer into the morning after a heavy dew than a clean one does. Paint film does not enjoy sitting against moisture, and neither does the wood underneath it.

Salt breaks adhesion. This is the one that matters. Paint bonds to what it is applied to. Apply it over a salt film and it has bonded to the salt, not to your house. The salt layer is a weak, water-soluble, mechanically useless intermediary, and everything above it is only as attached as it is.

That is why a badly prepared coastal exterior does not fail gradually. It looks perfect for a couple of summers and then releases in sheets, usually starting on the elevation facing the water, while the sheltered side still looks new. It was never attached on that side. It was attached to salt, and the salt let go.

You cannot see it, but you can find it

Two checks, both free, both take under a minute.

The hand test. Run a flat palm firmly down a sunny elevation and look at your hand. If it comes away with a fine pale dust on it, that is chalk, salt, or both. Either way that wall needs more than a rinse before it takes paint.

The dark cloth test. Same thing with a dark rag, which shows it better. Wipe firmly across the siding on the side facing the water and then on the sheltered side, and compare the two rags. The difference is usually startling, and it is the clearest possible argument for why the two elevations should not be prepared identically.

Chalk is its own problem worth naming. It is the surface of an aged paint film breaking down under ultraviolet, and it produces the same result as salt for the same reason: a new coat over chalk is bonded to powder. On a house near the water you are frequently dealing with both at once.

Where it starts, and it is never in the middle of a wall

Exteriors do not fail across an open field of siding. They fail at edges and undersides, and the pattern is consistent enough to be a checklist.

  • The top edge of every horizontal trim board. Water sits there. So does salt, because it is a flat surface that never gets scrubbed by wind-driven rain the way a vertical face does.
  • Butt joints and the cut ends of boards. Every place a board was cut on site is raw material with no factory coating on it. Water gets in at the end grain and works sideways.
  • Under soffits and overhangs. This is the counterintuitive one. Those areas are sheltered from direct sun, which means they never dry properly, and wind-driven rain reaches them anyway. Salt accumulates and stays. It is also the area nobody inspects, because you cannot see it from the driveway.
  • Sills, and the back edge of trim where it meets siding. Both hold water against wood.

If you want to know how an exterior job was really done, look at those four places on the elevation facing the water. The front of the house tells you nothing.

A pressure wash is not a wash

This is where most coastal exterior jobs are quietly lost.

Pressure washing removes what you can see. It knocks off loose dirt, cobwebs, surface growth and some of the chalk. It is a necessary first step and it is not, on its own, preparation.

What it does not do:

It does not reliably remove salt film. Salt is water-soluble, so a thorough wash with adequate volume and dwell does remove it. A fast pass with a wand held at range does not. The difference is time spent, not equipment owned.

It does not deal with mildew. Mildew has to be treated and rinsed. Pressure removes the visible growth and leaves what is in the surface, and it grows back up through the new coat within a season, now underneath the film where nothing can reach it.

It does not fix chalk. A chalked surface needs a primer. No amount of water turns powder back into a sound substrate.

And it can do damage. Old cedar shake is soft. A washer set too high tears the grain out and leaves a furred surface that no coat will sit on cleanly. On cedar the instruction is to wash gently and take longer, which is the opposite of what a pressure washer invites you to do.

Then the house has to dry all the way through. In Hampton Roads humidity that takes longer than anybody wants it to, and it is the step most often cut to keep a crew on schedule.

Distance from the water is not a switch

People assume there is a line — oceanfront gets salt, three miles inland does not. It does not work that way. It is a gradient, and it depends on prevailing wind, on what is between you and the water, and on which way your house faces.

Houses two or three streets back from the Bay still show a clear salt film. Houses on the Elizabeth or the Lafayette in Norfolk get it. Bennetts Creek and Harbour View in Suffolk get it. What changes is how much, and therefore how much washing and how much priming, not whether the step applies.

The elevation matters more than the address. On almost every house we look at, the side facing the prevailing wind off the water is carrying several times what the sheltered side is carrying, and preparing them the same way is a mistake in one direction or the other.

What actually works

None of this calls for an exotic product. It calls for four unglamorous things:

Wash thoroughly, with enough volume and enough time, and treat mildew rather than only blasting it. Let the house dry all the way through, which on a humid week means waiting. Prime anything chalked, anything bare, and any wood that will bleed. Then two full coats, with the first one allowed to cure before the second goes over it.
