The historic district has Queen Anne, Colonial Revival and American Foursquare houses with wraparound porches, turned columns, decorative brackets and a lot of original wood. On a house like that the porch is doing most of the visual work, and the porch is also the part taking the most weather, because a porch ceiling and floor get damp and stay damp.

Those get treated as separate surfaces with separate preparation. Porch floors take foot traffic and need a coating that can handle it. Porch ceilings take rising damp and need to be dry before they are painted. Brackets and turned columns have to be cut by hand, and the detail has to stay readable rather than filling in under successive coats.

Bennetts Creek, Harbour View and Riverfront are largely 1990s through 2010s vinyl, brick and fiber cement with painted trim, on and near the Nansemond River. Newer material, but water-adjacent, which puts the joints, the cut ends of trim boards and the soffits back at the top of the list.

The interiors in this part of the city are where most of the work is. Large open floor plans, two-story entries, and a lot of builder-grade flat paint that has never been recoated. One coat over builder flat on a color change does not cover, and on a twenty-foot foyer wall the shortfall is obvious from the stairs.

Out toward Whaleyville, Holland and the farmland, exteriors deal with something the beach cities do not: agricultural dust and a heavier pollen load, both of which settle on a fresh coat before it has set. That changes when an exterior should be scheduled and how thoroughly a house has to be washed before work starts.

It also means genuinely rural properties with outbuildings, long fence runs and detached garages. Those are worth including in the scope up front rather than discovering halfway through.
